Foundation

CO Bearer for level solid ground (eg / flagged, tarmac, block paving).

Ground screw foundation included for garden rooms built on soft surfaces.

We require the location to be level prior to install date or the garden room will be set 50mm above highest point of the footprint which may leave a gap around some of the edges.

Either solution is included within the pricing – we will ascertain the correct foundation on discussion / survey with customer prior to any works commencing

Cladding

Standard Cladding Option (included in advertised price) – Thermowood Engineered Vertical Wall Cladding

Cladding Upgrade Option 2 - Grade A Western Red Cedar Cladding. Additional cost of between £1,300 to £2,100 depending on size.

Cladding Upgrade Option 3 – Vertical Composite Fire rated wall cladding. This comes in 3 colours. With no need to stain, paint, or treat, our Composite Cladding is low-maintenance. Additional cost of between £200 to £300 depending on size.

For Options 1 & 2 we supply the customer with 1 tin of UV protection oil – as this needs to be done during dry weather we leave this to the customer to do. 1 tin is sufficient for 2 coats.

Roof

Firestone EPDM roof membrane system with 25 year warranty.

Composite decking and skirt detail

Composite Prime HD in Charcoal / Lava grey.

Internal Wall Finishes

Our internal wall finishing panel is a stand-out wall paneling system, available with a choice of melamine-faced decors.

It offers significant time and cost-saving benefits and allows the customer to install wall-mounted products anywhere on the garden room walls and ceiling such as shelving, TVs, etc.

Floor Finishes

We supply and install 100 hours water resistant flooring, offering the customer a choice of colours. Includes 5 inch moulded skirting boards.

Your ready-made room will be left ready to be hooked up to your electrical supply by a local electrician. Or, if you live within 25 miles of Liverpool city centre, we can provide you with a quotation for electrical connection and cat6 Wi-Fi.

We will provide a 4-way consumer board, 4 double sockets, perimeter wall lighting and 2 gang light switch, and 2nr external wall lights.

Prices do not include the following

• CAT6 Wifi connection into house (optional extra). It is more cost-effective for a local electrician to pick this up – however we can provide a quotation for this if required.

• Armoured power cable connection into house – (optional extra). It is more cost-effective for a local electrician to pick this up – however we can provide a quotation for this if required.

• Garden room comes with sockets, switches, lights pre installed, the power connection into the house is not included.

• Heating – We have assumed the customer will install a wall-mounted panel heater or a portable plug in heater.

UPVC French Door set – Eurocel in anthracite Grey externally with White internally, black handles, furniture, trickle vents and door restrictors included.

1500mm wide french door set which opens outwards into the garden.

750mm wide window with half fixed and half opening for ventilation.

3x3 comes with 3 optional variations on window and door location.

4X3 & 5X3 come with 4 optional on window and door location. 4x3 and 5x3 come with 2 windows, 3x3 comes with 1 window.

Your ready-made room will be left ready to be hooked up to your electrical supply by a local electrician.

The advertised prices do not include heating solutions as our customers can purchase electrical heaters to suit their own taste and needs.

Optional Extra

We can supply a Bio-ethanol flueless and smokeless fire for an additional £300 + VAT

Your garden room could be complete in as little 6 weeks from the date you order and pay your deposit.

Unlike our bespoke projects, our Ready Made Rooms are mostly built off-site in Baltic Bespoke HQ. We will then need approximately 1-2 weeks on-site to install on your property.
